Assistant Project Manager

The Assistant Project Manager (APM) will be involved in all aspects of development, from land acquisition to hand over to sales. The primary role is to help the PM in any way to allow the project to remain on schedule and under budget. In order to accomplish this the APM will need to be persistent, organized, and an extraordinary communicator.

Due Diligence

• Assist in the consultant RFP process
• Lead consultants through PM created consultant schedule
• Gather all RFI’s and send formal response from the team

Design Phase

• Maintain Consultant schedule and weekly meeting minutes
• Maintain Consultant project folder structure

Pre-Construction:

• Manage all aspects of the RFP process including: jobsite walks, RFI and VE responses, and bid leveling
• Takeoffs from construction documents
• Visit City Hall and City Officials for permitting

Construction

• Schedule Management: Provide oversight and document construction progress to ensure major milestones are met by general contractor
• Cost Management: track value engineering scope and costs; manage general contractor change orders, and track all costs against takeoffs
• Construction Administration: Review and edit weekly meeting minutes for Construction and Design; Manage RFI’s, Submittals, ASK’s, Shop Drawings, and distribution
• Proactively communicate risks and opportunities regarding constructability, cost, quality, and schedule concerns to the PM

Quality Management

• Ensure general contractors and vendors adhere to plans and specifications
• Manage punchlist and project closeout processes

Safety

• Ensure general contractors work in accordance with company safety standards
• Have thorough understanding of safe working practices and OSHA requirements
