The Role

OPPORTUNITY

The construction manager will lead the construction department and report directly to the company CEO and shall provide support services to property management teams. Position will be based at the company office in Dallas, TX and work to create construction company hiring additional positions and managing crews to support and administrate CapEx projects, renovation jobs, new builds, development work, and due diligence for potential opportunities.

KEY RESPONSIBILITIES / DUTIES

The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position. The successful candidate will be able to demonstrate core competencies in the following areas:

Pre-Construction/Renovation - Lead in creating value-add strategy, collaborate to create new build designs, and interior design, document full job scopes, specifications, and request for proposal packages for capital projects, new builds, and renovations.
Project Administration – Obtain necessary permits, maintain payment schedules and make payments to contractors
Project Reporting – coordinate flow of information relating to projects in progress, conduct weekly inspections and report findings to CEO
Material Purchasing – Work with contractors and material suppliers to ensure inventory is maintained and delivered, get material quotes, build relationships with new material suppliers
Analysis / Budgeting – Research current material / labor pricing, availability, vendors and contractors. Assist in choosing bids for existing projects and projecting budgets for future projects based on knowledge of current pricing.
Hiring/Personnel Management – Work to continue to bring on new team members, general contractors and subcontractors, manage existing contractors to maintain relationships, ensure job quality
Property management – Work with maintenance team to ensure work orders and make readys are completed with customer satisfaction and in a timely manner
Performs other duties as assigned by CEO

Education and Experience -
High School Diploma / Some college or technical training preferred.
Bilingual in Spanish/English required
Minimum 3-5 years’ experience in construction/maintenance or related field preferred

Communication Skills -
Excellent written and verbal communication skills.
Detail oriented with strong organizational and analytical skills.
Ability to provide efficient, timely, reliable and courteous service to customers and clients.
Ability to prioritize and work independently.

Reasoning Ability -
Requires advanced analytical and quantitative skills.
Ability to comprehend, analyze, and interpret construction documents.
Ability to comprehend basic legal language (contract and lease), as necessary.
Ability to solve problems in stressful situations.

Other Skills and/or Abilities -
Technological literacy – Google applications
Must be able to work well under pressure and in tight timeframes.
Must be able to coordinate, schedule and oversee multiple concurrent projects.
