Answers to #1 and #2**

Preliminary Information:
Net Effective: ((Lease Term - Months off) * Base Rent)/ Lease Term

Question 1:
John Doe wants a 1 bedroom apartment in Chicago for a budget of $1,800, but is flexible on the budget up to $1850. He would like to live in the South Loop, and is okay with living in the River North and Lakeshore East Area. He would prefer an in-unit washer, but if the price is right he can go without one. He also has a dog, and really needs to be able to walk him around the neighbourhood he moves to. John Doe would prefer longer leases as long as it is within his budget. Our sales team has produced three building options for him:

Building X: Has a one bedroom apartment for $2,100 on a 14 month lease, but is offering a 2 month off concession. The washer is in-building, but has a built in dog run as an amenity. Location is South Loop. It also has a one time dog fee of $250 with no monthly fee.
Building Y: Has a one bedroom for $1,900 is offering one month off of an 18 month lease. In-unit washer. The building has no dog walk, but is 3 blocks from a park. Building has a monthly dog fee of $25 dollars, but no initial fee. Location is River North
Building Z: Has a one bedroom for $2,400 on a 12 month lease. But is offering 2 month off if the client immediately signs, otherwise its one month after 24 hours. Unit has in-unit washer and multiple amenities which include a gym, dog run, and swimming pool. There is a one time dog fee of $300 and a monthly dog rent of $20 a month. Location is Lakeshore East

Which building would you push John Doe to apply to the most? And Why? How would you justify this push to John Doe?
Hint: Oftentimes, buildings will not disclose the true price of a unit, so you have to calculate the net effective to figure out the monthly cost.

Question 2:
Janet Rainey just completed a 6-building tour with you that shared several clear winners for her move. She is in the market for a 2-bedroom apartment (additional room for a home office) and was quite adamant about keeping her budget in the $2,500 range. Her engagement throughout the entire process was great, but she did mention a friend who shared a 2-bedroom condo unit earlier in the week that seemed to check all of her boxes. The rapport is solid, Janet is responsive, and also torn on what to do. The deadline for concessions is fast approaching and Janet must make a decision or lose out on the deals that keep her price point in a comfortable spot. What steps do you take with Janet to ensure she selects a managed property with Home Easy?
Hint: Think of the differences between a managed property vs. condominium.
